Our service includes marketing your property, arranging viewings, introducing suitable tenants, and managing the tenancy application process. We’ll guide you through each step, keep you up to date with current legislation, and take care of completing the tenancy agreement, so everything runs smoothly from start to finish.

Once your tenants move in, we handle ongoing management of your property and set up the standing order to make sure rent payments reach your account smoothly. You’ll have a dedicated Property Manager looking after every detail and keeping things running efficiently. Second home management

Your dedicated Property Manager will carry out bi-weekly inspections to check for any damage or repairs needed, collect post or other items for you, and arrange maintenance or refurbishment while you’re away. We can even stock your fridge and set the heating, so your home is ready for your return. Any maintenance costs are additional to our management fee.

Long let tenancy finding only (For tenancies of six months or more)

6% + VAT (7.2% inc VAT) of the total rent due for duration of tenancy paid monthly in advance by way of standing order.

Long let tenancy inclusive of management (For tenancies of six months or more)

9% + VAT (10.8% inc VAT) of the total rent due for duration of tenancy paid monthly in advance by way of standing order.

Short let tenancy inclusive of management (For tenancies less than six months)

18% + VAT (21.6% inc VAT) of the total rent due for duration of tenancy paid monthly in advance by way of standing order.

Property management only

5% + VAT (6% inc VAT) of the total rent due for duration of tenancy paid monthly in advance by way of standing order.

Second home management

POA. This is a tailored service based on your property’s size and needs.

Compliance and Sanction Check Fee

To comply with anti-money laundering regulations, we carry out a Sanction Check on all landlords (or company directors, where applicable) and tenants. This is included as part of our tenancy setup and compliance administration service.

Preparing & Serving of Notices

£210 +VAT (£252 inc VAT) Administration fee for the preparation of the notice and the serving of the notice (if the property is not managed by us).

Tenant Check Out Inspection

£40 +VAT (£48.00 inc VAT) administration charge in addition to the inventory clerk’s fee should you want us to also attend.

Attendance at Court or Tribunals:

£60 +VAT (£72 inc VAT) per hour or part thereof for each staff member attending.

Referral to The Dispute Service:

£50 +VAT (£60 inc VAT) per hour, or part thereof, should the deposit be in dispute at the end of a tenancy.

Redirection of Mail

£50 +VAT (£60 inc VAT) administration fee per batch of mail redirected.
